For more than forty years, the Eugene Hotel sat vacant in the heart of downtown Monroe, Wisconsin. Today, its rooms are finished, its doors are open, and guests are beginning to return to one of the city’s most recognizable historic landmarks.
The completed Eugene Hotel is a 25-room boutique hotel overlooking Monroe’s historic square. The property was co-developed by brothers Chris and Tyler Soukup and Studio GWA, which also served as the project architect and historic consultant. The restoration reflects the patience, technical expertise, and local commitment required to return a long-vacant building to productive use.
The Eugene Hotel has long been part of Monroe’s architectural and civic history. After remaining unused for decades, the building required a comprehensive rehabilitation that could preserve its historic character while creating a functional, modern hotel.
The completed property combines restored historic features with updated guest rooms and amenities. Its reopening introduces new lodging options downtown while supporting the businesses, restaurants, and community spaces surrounding Monroe’s square.
The hotel officially opens on July 31, following an initial soft opening. Several upcoming weekends are already fully booked, offering an early indication of the demand for the restored property.
Historic Tax Credits help make challenging rehabilitation projects financially feasible by attracting private investment to the restoration of qualifying historic buildings. Reimagine Development Partners invested in the federal HTCs generated by the Eugene Hotel rehabilitation. That investment provided a source of equity supporting the project’s construction and completion.
Projects such as the Eugene Hotel demonstrate how Historic Tax Credit investment can help preserve an important community asset while supporting economic activity and renewed use. The impact extends beyond the restoration of a single building. A reopened hotel can bring visitors downtown, generate activity for nearby businesses, create jobs, and strengthen the surrounding commercial district.
The Eugene Hotel’s reopening marks the beginning of a new chapter for a building that waited more than forty years to welcome guests again.
